ESTIMATE :
Time estimate is the main source of conflicts between contracting parties and owners. In order to conclude the deal, some suppliers representatives will reduce without hesitation the installation costs estimate. In case of error, the loser is either you, owner of the building, or the inexperienced contractor who has accepted to carry out the works and who will be reluctant to finish them once he realizes the underestimate.
When you receive offers, beware of the cheapest price ! Ask for references or make sure that the one who wants to undertake your work knows clearly what he is talking about … otherwise you may be sadly disappointed and face unexpected expenses to bring the necessary corrections afterwards. The miscalculation in a commercial project is fatal as the work space is difficult to access once the works are finished.

In Quebec, the hourly rate is controlled by a decree and does not leave much space for negotiation.
You can accept to sign for your works to be done for a fixed sum or at an hourly rate if you can supervise the work. In such case, ask regularly for the hour sheets to check them.
